So this might be fun! My first Real Estate Blog. Here goes....

Marco Island was one of the first places in all of Florida to feel the effects of the "bubble bursting". The prices have been dropping here since late 2004 ! In many cases the prices of single family homes and buildable lots have dropped in half from where they were at the "peak" of the market.

In the last few months we have seen the buyers slowly come back into the market. They are picking up some of the best values, the real "steals" of the marketplace. Fixer uppers on choice water direct or water indirect lots ...

Water Direct lots are back down to under $450,000 and some Water Indirect lots are down into the low $300's...

Inland lots are back down into the low $100's, and keep in mind that the least expensive inland lots in early 2004 were over $300,000....

If you ever wanted to own a nice place on Marco Island, now's the time to start looking.....

So long story short...The media is somewhat right. There are areas around the state of Florida that will continue to decline in price, but those areas have been dropping for far less time than we have, in some cases they have only been dropping in price for 18 months vs. our THREE YEARS !

What other "Island" can you buy a 3 bedroom house within walking distance of a beautiful beach for under $400,000 ???
